June 2017 at the downward turn of the real estate bubble, a decision was made to sell a condo townhouse that was being used as a rental property. The property was owned by my son and was not well maintained by the tenants. In order to purchase a new house my son required a minimum amount from the sale, which was 10% more than any other unit in the complex has previously sold for; even during the bubble. My son was working out of the province at the time so I was tasked with the sale of the property on his behalf. 

Eric viewed the property and told us exactly what we needed to do, right down to the paint colour, to bring it up to market standards. He also got a quote for us, from one of his company contacts, in case we wanted to hire someone to do the work. We decided to tackle the clean-up ourselves, but the fact that he presented this option to us was appreciated. He also made us a promise, that it would sell for what my son needed. I was dubious but we rolled up our sleeves and went to work. 

When market ready, Eric hired a photographer to not only take stills, but to do a lovely video of the property. This video was professionally done and show cased the house beautifully. 

Once listed he was hands-on. We had over 15 viewings and two open houses in one week. The property drew in multiple offers and sold for ore than what we were hoping setting a new baseline for the other units in the complex. 

What I hope you garner from this tale is that Eric is a real estate agent that prides himself on a strong sense of ethics and integrity. He will not streer you wrong or make you promises that he is unable to deliver on. You need to trust his judgement and follow his advice. He will anticipate what potential buyers will ask for in an offer and will attempt to pre-empt those conditions proactively. Eric is well connected and will be able to provide you with contacts, if needed, to assist with preparing your property to make it market ready. 

Eric will not forget you once your property is sold. He maintains strong ties to his clients through informative mailings and appreciation events throughout the year.

I know it is the way all Realtors are supposed to do things but you did it so professionally, so thoroughly and so humanly. On May 27th 2010, my wife and I decided to sell our house in Kitchener, that we have lived in for the past sixteen years, and move to the Barrie area where my company is located.
